Units, townhouses and body corporate
Separate houses account for only 56.8% of dwellings in the Gold Coast–Tweed Heads area, compared with 72.3% Australia-wide; flats make up 21.1% and semi-detached homes another 21.1% (ABS 2021 Census). Tiling in a unit brings lift bookings, carrying tiles up and limited parking for the tiler. Read the body corporate by-laws on work hours and hard floors before you book, so the job is not halted halfway through.
Wet areas and the QBCC
Showers, bathrooms and laundries need waterproofing under the tiles, as the National Construction Code requires; it costs $34–$78 a square metre here. In Queensland waterproofing is its own QBCC licence class, and a QBCC licensee must carry out any building work worth $3,300 or more. A supplied-and-tiled bathroom, typically $4,900, is over that line.
Big formats, mosaics and stone
Large-format tiles of 600×1200 and bigger are dearer to lay than standard sizes, at $59–$110 against $39–$88, because the floor must be flatter and each tile is heavier to handle. Mosaic and feature work costs more again at $78–$165, and natural stone such as marble or travertine is $69–$145 in labour.
Tile over tile, or strip first
Some Gold Coast owners ask about tiling straight over old tiles. It saves removal at $20–$54, but only works when the old tiles are firmly stuck and level, and it raises the floor at doors and thresholds. In a shower the old membrane can't be checked under the tiles, so stripping back is the safer path; an uneven base then needs levelling at $15–$49.
Older bathrooms and asbestos
Wall sheeting behind tiles in an older home can contain asbestos, so have it tested before demolition. A Queensland homeowner may take out under 10 square metres of non-friable asbestos without approval from Queensland Health, provided it is wetted, double-wrapped in heavy plastic and bagged at 25 kg or less. Stapylton and Reedy Creek landfills are the only Gold Coast sites that take it.
