What Affects Landscaping Costs in Sydney
Small blocks, steep blocks
Separate houses are only 55.8% of Sydney dwellings, well under the 72.3% national figure, while flats are 30.7% (ABS 2021 Census). A courtyard or townhouse garden is cheap in materials but dear in labour, because everything comes in through the house or down a side path. Sloping sites add machine time at $105–$185 an hour and usually a wall: timber sleepers are $170–$575 a square metre and concrete sleepers $290–$805.
Walls and decks without approval
A NSW retaining wall is exempt development only up to 600 mm high, at least 1 m from each boundary and drained to the site's stormwater; past 1.5 m it almost always needs engineering and approval (NSW planning rules). A deck is exempt only with its floor no more than one metre off the ground, no bigger than 25 square metres, behind the building line and 900 mm off the boundary. Hardwood decking is $345–$690 a square metre.
Licence, contract and insurance
Once building or trade work passes $5,000 of labour and materials, NSW requires a contractor licence and a written contract; above $20,000 the contractor must hold Home Building Compensation cover, and you should see the certificate before paying a deposit, which is capped at 10 percent (NSW Government).
