What Affects Flooring Costs in Sunshine Coast
Costing the whole house
Take a house with about 100 m² of floor to cover. At typical rates, hybrid comes to roughly $7,800, carpet $6,800 and engineered timber $13,500. You can also mix them, with carpet in the bedrooms and a hard floor through the living areas. Three-bedroom homes are 37.7% of local dwellings (ABS 2021 Census), so measure the hallways and robes too.
Humid summers and timber
The Sunshine Coast is in NCC climate zone 2, warm and humid in summer with mild winters, and January nights average 21.3 °C (BOM averages). In that air, solid timber and bamboo ($78–$145) take up moisture and swell, then shrink back in the drier months, so the boards need to acclimatise inside the house and a gap left at every wall. Hybrid and vinyl planks barely shift by comparison.
Slab or raised floor
Before anything goes down, the base has to be flat. Levelling or preparing it costs $19–$87 a square metre: a concrete slab with dips may be ground back or topped with levelling compound, and an older raised house may need sheeting over its timber subfloor. If you've sourced the boards yourself, a floating floor can be laid for $24–$53 a square metre in labour.
Old underlay and asbestos
Lifting and disposing of the old floor is $8–$24 a square metre. In older homes, some felt carpet underlay is friable asbestos, which in Queensland only a removalist with an A class licence may take up. Sunshine Coast Council wants an application at least 48 hours before asbestos is brought to its landfill, and any load other than a small domestic amount needs a waste tracking certificate.
Licensed work over $3,300
In Queensland a QBCC licence is required for building work at or above $3,300, and a floor across several rooms gets there quickly: 60 m² of vinyl plank, at the typical rate, totals $4,380. Get the installer's licence number printed on the quote and look it up on the QBCC licensee register before paying a deposit.
Flooring a rental

In Queensland a tenant returns carpets to the standard they were cleaned to at the start, and the owner can't demand a set fee for carpet cleaning.
