How much does demolition cost in Brisbane?
In Brisbane, demolition is quoted per job for whole houses and outbuildings and per square metre for floor area and concrete. A typical house on a standard block is $12,000–$40,000, typically $25,000. A three-bedroom timber house without significant asbestos, such as a Queenslander or a post-war cottage, is $15,000–$22,000, typically $18,000, and a single-storey brick veneer home $18,000–$30,000.
The city's mix runs from timber Queenslanders in Paddington, Red Hill and Ashgrove to low-set post-war homes in Stafford, Mitchelton and Holland Park and brick homes in Sunnybank and Mansfield. A backyard pool, an under-house slab or a garden shed often goes in the same job. The bands are national ones; no source supports a separate Brisbane price.

Prices are as published by demolition contractors, builders and cost guides, fetched in November 2026. Most of those sources do not state a GST basis; the pool fill-in and fibreglass pool figures include GST. Every band rests on at least two independent sources. Permit, council and certifier fees vary by council and are not priced here. The sources do not support separate city prices, so Brisbane shows the national bands.

The same bands apply from the inner north to the bayside. Between areas it is the house type, the slope of the block and the access that move a job between rows and within them.
- Inner-west character streets - Timber Queenslanders in Paddington, Red Hill and Bardon sit in the timber row at $15,000–$22,000 where no significant asbestos is found, and steep streets and narrow frontages often make access the main question.
- Northside post-war homes - Low-set timber and fibro homes in Stafford, Everton Park and Chermside come down for rebuilds; where the fibro tests positive, bonded asbestos inside the demolition quote runs $1,500–$10,000.
- Southside brick homes - Brick homes on slabs in Sunnybank, Mansfield and Eight Mile Plains sit nearer the brick veneer row at $18,000–$30,000, with the slab itself removed at $55–$95 per square metre if the builder wants it out.
- Bayside suburbs - In Wynnum, Manly and Sandgate a backyard pool is often part of the job: full removal is $8,000–$18,000 and a fill-in $5,000–$10,000.
What Brisbane Demolition Jobs Actually Cost
Three Brisbane jobs and the rows they draw on. Your own quote prices your block; these show where a job of each kind sits.
Mitchelton post-war cottage
A three-bedroom timber cottage on stumps cleared for a new home, with no significant asbestos, is $15,000–$22,000, typically $18,000. Disconnecting electricity, gas, water and sewer adds $1,000–$3,000.
Carindale backyard pool
A fibreglass pool removed is $7,000–$18,000, typically $10,000, so ask whether backfilling the hole is included; a concrete pool taken out in full would be $8,000–$18,000.
Coorparoo high-set home strip-out
Stripping the inside of a high-set home back to the frame for a renovation is $8,000–$20,000, typically $10,000, and a bathroom done on its own is $1,500–$4,500.
House Demolition Cost in Brisbane by Construction Type
A whole house is priced by what it is built from and how high it goes. A typical house on a standard block is $12,000–$40,000, typically $25,000. A single-storey timber or fibro three-bedroom house without significant asbestos is $15,000–$22,000, a single-storey brick veneer house $18,000–$30,000 and a double-storey house $25,000–$50,000. Some contractors price per square metre of floor area instead, at $40–$150 per square metre.
Timber homes on stumps come apart faster than brick on a slab, which is why the timber row at $15,000–$22,000 sits below the brick veneer row at $18,000–$30,000. Where the space under a high-set home has been built in, ask whether the contractor prices it as single storey or as a two-storey house at $25,000–$50,000.
Ask what the quote does with the stumps, footings and any under-house slab. A reinforced slab removed with disposal is $55–$95 per square metre, and on a rebuild the builder may want the footings cleared before the site is handed over.
Pool, Garage and Slab Demolition Cost in Brisbane
Smaller structures have their own rows. Removing a concrete in-ground pool in full - shell out and the hole backfilled - is $8,000–$18,000, while breaking the shell and filling it in place is $5,000–$10,000; a fibreglass pool comes out for $7,000–$18,000. A single garage without asbestos is $3,000–$6,000, a garden shed $280–$1,600 with any slab extra, and a reinforced concrete slab is removed with disposal for $55–$95 per square metre.
When a backyard pool is on a rebuild block, the method matters. Full removal at $8,000–$18,000 takes the shell out and backfills the hole; a fill-in at $5,000–$10,000 breaks the shell and fills it where it sits, which can restrict building over it later. A fibreglass shell comes out for $7,000–$18,000.
Sheds and garages are the other small jobs. A garden shed without asbestos is $280–$1,600 and a single garage $3,000–$6,000; an older fibro shed or carport is treated as an asbestos job first.
Strip-outs, Services and Asbestos: Demolition Cost in Brisbane
Not every job takes the whole building. A whole-house internal strip-out to the frame is $8,000–$20,000, a kitchen strip-out $2,500–$6,000 and a bathroom strip-out $1,500–$4,500; removing a non-structural internal wall is $800–$2,500 per wall. Before a house comes down, electricity, gas, water and sewer are disconnected for $1,000–$3,000, and bonded asbestos removed inside a demolition quote for a typical house runs $1,500–$10,000.
Renovating a Queenslander often means stripping linings, kitchens and bathrooms before the builder lifts or extends the house. A kitchen strip-out is $2,500–$6,000 and a bathroom $1,500–$4,500 when a demolition contractor does them as their own jobs.
Wall and ceiling linings in older homes can contain bonded asbestos, so test before a whole-house strip-out at $8,000–$20,000. Removing it inside the demolition quote runs $1,500–$10,000, and the services are disconnected for $1,000–$3,000 before the heavy work starts.
In Queensland, a demolition work licence is needed to demolish or dismantle a structure using load-shifting equipment such as an excavator, skid steer or crane, and the QBCC refers demolition workers to Workplace Health and Safety Queensland. Brisbane City Council says you need an approval for minor demolition works to a home built during or before 1946, and that drain capping must be carried out by a licensed plumber. A stand-alone asbestos job, such as a whole fibro house stripped before anything else happens, is priced in our Brisbane asbestos removal cost guide.
What Affects Demolition Costs in Brisbane
In Brisbane the frame, the height off the ground, asbestos and the block itself decide where a quote lands.
Timber or brick
A timber or fibro home is $15,000–$22,000 and a brick veneer home $18,000–$30,000; a two-storey house is $25,000–$50,000.
Asbestos
Fibro cladding, eaves and wet-area sheeting in older homes can contain bonded asbestos, which comes out first at $1,500–$10,000 inside a demolition quote for a typical house.
Sloping blocks
Hillside blocks in the inner west and narrow lots limit where an excavator can work, slowing the job and pushing it up within its band.
Under-house areas
Built-in lower levels, under-house slabs and stumps all have to come out, and the quote should say whether they are in the house price or extra.
Services
Electricity, gas, water and sewer are disconnected before work starts, at $1,000–$3,000; the job waits on the last one.
Weather
Summer storms can stop machine work for a day or two, so ask how the contractor handles weather delays in the program.
How to Save Money on Demolition Cost in Brisbane
Demolition Cost in Brisbane by Job Size
The smallest jobs are single items - a garden shed at $280–$1,600, a non-structural wall at $800–$2,500, a kitchen strip-out at $2,500–$6,000. Where a contractor prices a whole house by floor area instead of by type, the rate is $40–$150 per square metre.
A full block clearance is the house plus whatever else goes with it. Each structure is its own row, so check every one is named in the quote before comparing.
Demolition Cost in Brisbane: What the Quote Should Include
Brisbane demolition quotes compare best when each lists every structure coming down, including stumps and under-house slabs, states how asbestos and the services are handled, and shows waste, access and approvals as their own lines.
- What is coming down, priced against our rows - for example a typical house at $12,000–$40,000 or a single-storey brick veneer house at $18,000–$30,000 - and what stays (slab, driveway, fences, trees)
- Whether the price includes waste removal and tipping, and how the site is left: levelled, cleared to the slab, or ready for a builder
- The disconnection of electricity, gas, water and sewer, quoted at $1,000–$3,000 or shown as the owner's job, with who books each utility
- An asbestos inspection result, and any removal priced as its own line - bonded asbestos inside a demolition quote is $1,500–$10,000 on our table
- For a pool, which method is quoted: full removal at $8,000–$18,000 or a fill-in at $5,000–$10,000, and how the fill is compacted
- Who obtains the demolition approval or permit and whether the fee is in the price or passed on at cost
- The contractor's licence or registration where your state requires one, and their public liability insurance
- Site access, machinery and any traffic or footpath arrangements on the street, shown as lines rather than buried in the total
- A single GST basis across every line, the contractor's ABN and the payment stages
