Asbestos Removal Costs by Sector in Brisbane

Backyard sheds and single garages

$3,000–$8,000 per job

Fibro garages and garden sheds sit behind many post-war Brisbane homes in Stafford, Chermside and Wynnum. Demolishing one and carting the sheeting away costs $3,000–$8,000 per job, a common first step when clearing space for a granny flat or pool. Sound sheeting that stays can be sealed at $13–$15 per m² instead.

Fibro fences between suburban yards

$1,575–$3,850 total

Older fibro panel fences still turn up between yards in some post-war Brisbane suburbs. A 35-metre side boundary at $45–$110 per metre gives the total. In Queensland no licence is needed for 10 m² or less of non-friable material, while a class B licence covers more than that, and a full fence line is well past it.

Six-pack unit blocks in Toowong and Kangaroo Point

$1,500–$4,500 per room

Brick six-pack blocks around Toowong, Kangaroo Point and Indooroopilly often hide fibro behind original bathroom and laundry tiles. Each wet area runs $1,500–$4,500 per room to strip, and an asbestos-backed meter board in the common area is $300–$800 per job. Sampling first, at $200–$450 per job, confirms which linings actually contain asbestos.

Industrial sheds at Rocklea and Acacia Ridge

$24,400–$68,000 total

Brisbane's southern industrial estates, through Rocklea, Acacia Ridge and Coopers Plains, still have cement-sheet roofs over older workshops. A 600 m² roof at $40–$110 per m², plus air monitoring at $400–$2,000 per clearance, gives the total. Working around an operating tenant can mean weekend or staged removal.

What Brisbane Asbestos Removal Jobs Actually Cost

Built-in downstairs of a Queenslander

$40–$100 per m²

The ground floor of a raised Queenslander in Wilston or Ashgrove was closed in years ago with fibro walls and ceilings. Stripping those linings ahead of a renovation is priced by area. Ceiling height, battens, wiring and power points to work around, and layers of paint move the rate.

Bonded roof sheeting removal

$40–$110 a square metre, or $5,000–$16,000 for a whole house roof

The original cement-sheet roof on a low-set post-war house in Inala or Darra, coming off before a new metal roof goes on. A whole house roof is one job with disposal; a shed goes by the square metre. Pitch, gutters and a carport tied in shift it.

Office floor tiles in Fortitude Valley

$20–$110 per m², typical $50

A refit of an older office in Fortitude Valley or Spring Hill finds vinyl tiles under the carpet. The tiles are lifted with hand scrapers or a floor machine. How firmly the glue holds, tiles breaking up, furniture to move and after-hours work set the rate.

Garage / shed demolition & disposal

$3,000–$8,000 total

Knocking down a single fibro garage behind a post-war house in Zillmere or Geebung to free up the yard. The job covers pulling it down and taking the sheeting away, with the slab left in place. Garage size, a cement-sheet roof, tight side access and the tip run move the total.

Friable asbestos removal

$100–$160 a square metre, plus air monitoring and clearance at $400–$2,000

Sprayed insulation on the steel beams of an older Woolloongabba or Newstead warehouse, found during a refit. It is priced by the square metre of coated surface, and air monitoring and clearance are a separate line. Beam height, how much of the ceiling is coated and after-hours access move the rate.

Brisbane asbestos removal: bonded sheeting by the square metre, a fence, and testing first

Non-friable (bonded) asbestos sheeting in Brisbane, by the square metre

Our Brisbane table prices bonded asbestos by the square metre: roof sheeting at $40–$110, eaves and soffit lining at $60–$110 and internal wall or ceiling sheeting at $40–$100. Ten square metres of internal sheeting comes to $700 at the typical rate, below the typical small-job / minimum charge of $1,350, so a job that small is usually charged the minimum.

An asbestos fence in Brisbane

Removing an asbestos fence is $45–$110 a metre in our Brisbane table, and a typical boundary run $1,500–$4,000 as a job.

Testing before you start in Brisbane

An asbestos inspection or site survey is $300–$800 in our Brisbane table and laboratory testing $200–$450 a sample; an inspection with three samples comes to $1,440 at the typical prices.

These answers use the prices in the table on this page.

What Affects Asbestos Removal Costs in Brisbane

Asbestos removal quotes in Brisbane swing on whether the material is bonded or friable, the quantity and access, and the testing, monitoring and disposal scope far more than on a simple per-job basis. Here are the main drivers.

Bonded sheeting: sheds, fences and walls

Non-friable (bonded) asbestos is the fibro sheeting found in walls, eaves, fences and roofs. Removal rates per square metre are $40–$100 for wall or ceiling sheets and $60–$110 for eaves and soffits, or $2,000–$6,500 to clear a whole house. A typical boundary fence comes out for $1,500–$4,000. Vinyl floor tiles are $20–$110 per square metre.

The 10 square metre line

In Queensland a tradesperson can remove 10 m² or less of bonded asbestos without a removal licence; above that it takes a Class B or Class A licence from Workplace Health and Safety Queensland. The state's guide puts 10 m² at about four sheets of wall sheeting, often a single bathroom wall, and the whole job counts, even if it is spread over several days. A bathroom or wet-area strip-out is $1,500–$4,500.

Friable work is a different job

Friable asbestos crumbles under hand pressure and may only be removed by a Class A licensed removalist. In a house it can turn up as some felt carpet underlay or as lagging on old pipes; lagging removal runs $1,500–$5,500 a job. Even the typical friable rate is above the top of the bonded roof band, because the work is sealed off and the air is monitored; the clearance certificate adds $400–$2,000.

Where the waste can go

Brisbane City Council's resource recovery centres do not take asbestos, and dumping it in a wheelie bin or a public place is illegal. The Council landfill accepts it only from certified contractors carrying regulatory tracking certificates, with no public access. That is why a removalist's quote carries licensed disposal and tip fees of $300–$500, and why a DIY owner has nowhere easy to take the sheets.

Sheds, garages and whole roofs

Taking down an old garage or shed and disposing of it costs $3,000–$8,000, and stripping an asbestos roof off a house runs $5,000–$16,000. Brisbane City Council says you may need building approval from a licensed building certifier before any demolition, and planning approval if the site is heritage-listed or in the traditional building character overlay. Check this before the removalist books a date.

Storms, hail and old roof sheets

Brisbane City Council lists severe storms with large hail and damaging winds among the city's most common natural hazards, and February is the wettest month at 176.1 mm (BOM averages). Hail can crack an ageing fibro roof. Sheets in good condition are safest left alone or sealed; encapsulation costs $13–$15 per square metre, less than half the lowest rate for taking roof sheets off.

Testing comes first

Asbestos can't be identified by eye; a sample has to go to a NATA-accredited laboratory. Having one to three samples taken and lab-tested costs $200–$450, while a whole-house inspection or survey is $300–$800. A switchboard or meter board with an asbestos backing panel can be replaced for $300–$800.

How to Control Asbestos Removal Costs in Brisbane

1
Get suspect sheeting sampled before you call for removal quotes, so every removalist is pricing the same confirmed material.
2
Measure the whole job, not one wall at a time: Queensland counts the full removal against the 10 m² line, so spreading it over several weekends changes nothing.
3
Ask to see the removalist's Class A or Class B licence from Workplace Health and Safety Queensland, and match the class to what you have.
4
Never water-blast, sand or drill an old fibro roof or wall to get it ready for paint; Queensland's asbestos advice rules out power tools and high-pressure water on asbestos.
5
Check that the quote names where the waste is going and includes disposal, since Brisbane's Council recovery centres will turn it away.
6
Plan roof sheet removal for the drier months of July to September (28.6 to 34.2 mm of rain a month, BOM averages), ahead of the summer storm season.

Asbestos removal cost by quantity in Brisbane

Quick answerIn Brisbane, a patch of bonded fibro up to 10 square metres carries a minimum charge of $1,000–$2,500 with disposal, and bigger jobs scale with size, from a single wet area at $1,500–$4,500 per room upward.

Many Brisbane Queenslanders had their verandahs enclosed with fibro sheeting decades ago, and rooms built in under raised homes were often lined with it too, so the quantity on an older house is often a few walls rather than a whole building. A sleepout or built-in room with 35 m² of wall and ceiling lining at $40–$100 per m² comes to $1,400–$3,500. At the far end, a fully fibro post-war house runs $10,000–$30,000 before the roof.

Queensland lets a bonded job of ten square metres or under go ahead without a licence; above that the removalist needs class B, and friable material in any amount is class A work. On class A jobs an independent licensed asbestos assessor must also be engaged, and issuing the clearance certificate is part of that role; monitoring and clearance run $400–$2,000. Steep inner-suburb blocks in Paddington and Red Hill, and high-set houses, mean more carrying and more work at height.

Non-friable asbestos removal cost in Brisbane for sheds and storm-damaged sheeting

Non-friable, or bonded, asbestos removal in Brisbane costs $40–$110 per m² for roof sheeting (typically $75) and $40–$100 per m² for internal wall or ceiling sheeting. Sheds are priced as a whole job: demolishing an asbestos garage or shed and disposing of it costs $3,000–$8,000 per job (typically $4,500). Small bonded jobs up to ten square metres carry a minimum charge of $1,000–$2,500 including disposal.

Brisbane's housing gives bonded sheeting plenty of places to hide. Queenslanders in Paddington, New Farm and West End were often built in underneath or had verandahs enclosed with fibro, and post-war homes on both sides of the river used it for eaves, wet areas and backyard sheds. After summer storms, hail and wind can crack old roof and fence sheeting, and broken bonded material is best left alone until it has been assessed. A boundary fence run costs $1,500–$4,000 per job, or $45–$110 per metre.

Commercial and light-industrial sheds around Northgate, Rocklea and Eagle Farm can be quoted by area at the roof rate or as a full demolition, so ask for both. A Brisbane quote for non-friable removal should state the sheeting type and square metres, whether a shed's slab and footings stay or go, disposal and tip fees, how broken storm-damaged sheets will be wetted, wrapped and collected, and the clean-up included at the end.

What a Compliant Asbestos Removal Quote Includes — Cost in Brisbane

Before comparing asbestos removal prices in Brisbane, check that each quote describes the same house: which sheeting was sampled, whether the under-house area of a Queenslander is included, and how storm-season weather and disposal are handled.

Frequently Asked Questions — Asbestos Removal Cost in Brisbane

How much should I pay for asbestos removal in Brisbane?
Brisbane figures: a small job (the minimum charge) $1,000–$2,500; bonded roof sheeting removal $40–$110 a square metre; a whole-house removal (3-bedroom fibro) $10,000–$30,000.
What is the difference between bonded and friable asbestos?
Friable asbestos is material that contains asbestos and is in a powder form, or that can be crumbled, pulverised or reduced to a powder by hand pressure when dry; non-friable (bonded) asbestos materials include asbestos cement sheeting, often called fibro. In the Brisbane table, bonded roof sheeting removal is $40–$110 per m² and friable (Class A) removal $100–$160 per m².
Do I need a licensed removalist, and what licence classes apply?
In Queensland, where Workplace Health and Safety Queensland is the regulator, a class A asbestos removal licence is needed to remove any amount of friable asbestos, a class B licence covers more than ten square metres of non-friable asbestos, and a licence is not required to remove ten square metres or less of non-friable asbestos material. On this Brisbane page, friable (Class A) removal is $100–$160 per m², and a small bonded job up to 10 square metres is $1,000–$2,500.
How much does asbestos shed removal cost in Brisbane?
Demolishing and disposing of an asbestos garage or shed is $3,000–$8,000 in our Brisbane table, typically $4,500.
What is a clearance certificate and do I need one?
In Queensland an independent licensed asbestos assessor is required for class A (friable) asbestos removal work, and the assessor's functions include issuing the clearance certificate. In Brisbane, air monitoring with a clearance certificate is priced at $400–$2,000 in the table above.
How is asbestos disposed of in Brisbane?
Not at Brisbane City Council resource recovery centres, which do not accept asbestos, and dumping it in bins is illegal. Only certified contractors with regulatory tracking certificates can dispose of it at the Brisbane landfill, so disposal comes through a licensed contractor.
What does non-friable asbestos removal cost in Brisbane?
Non-friable, or bonded, asbestos in Brisbane is priced per square metre according to where it sits. Internal wall and ceiling sheeting costs $40–$100 per m², $70 typical, roof sheeting $40–$110 per m², $75 typical, and eaves linings $60–$110 per m², $90 typical. Fibro linings in enclosed verandahs and bathrooms of older homes around Paddington, Bulimba and Toowong are usually charged at the wall and ceiling rate.
What does asbestos fence removal cost per metre in Brisbane?
Brisbane fence sheeting comes out at $45–$110 a metre, $70 typical. Working that through, a 25-metre back fence is $1,125–$2,750, and the table also carries a whole boundary run at $1,500–$4,000 per job. Sheets cracked by summer storms, panels buried deep in the ground and a steep, narrow block in Paddington or Toowong lift a quote within the row; a straight run beside a driveway in Bulimba stays nearer the lower figure.
How much does it cost to remove asbestos from a whole Brisbane house?
For a three-bedroom fibro house in Brisbane, stripping the walls, eaves and wet areas is listed at $10,000–$30,000 per job, $18,000 typical. A cement-sheet roof sits outside that row; a whole roof of 100 to 200 m² with disposal adds $5,000–$16,000. Where a house falls in the band depends on how much of it is actually fibro, whether a built-in under-house level adds more lined walls, and how near a truck can park on a sloping New Farm or Toowong street.
