How much does a builder cost in Brisbane?

A single-storey extension in Brisbane costs $2,500-$5,000 per sqm
from small structural jobs to a full knock-down rebuild
A single-storey extension in Brisbane typically runs $2,500-$5,000 per square metre built, so a 40 sqm extension lands around $100,000-$200,000 with basic finishes. Small structural jobs such as a wall removal start around $500-$5,000, a granny flat runs $120,000-$250,000, a second-storey addition $250,000-$600,000, and a knock-down rebuild of a standard 3-4 bedroom home $450,000-$1,000,000+.

Brisbane builders price an extension by the square metre, and our table puts a single-storey addition at $2,500–$5,000, typically $3,500. Going up instead of out is a bigger commitment: a second-storey addition is priced at $250,000–$600,000, and knocking down a three- or four-bedroom home to rebuild it runs $450,000–$1,000,000. Houses here already run large, with 41.1% of dwellings holding four or more bedrooms against 34.8% nationally (ABS 2021 Census), so plenty of projects rework a big existing home rather than add rooms to a small one. Character overlays, a stormy wet season and Queensland's QBCC contract rules all shape the final figure.

Renovate, Extend or Rebuild in Brisbane?

In the Brisbane table, renovating the whole house is $150,000–$600,000, extending $2,500–$5,000 a square metre and rebuilding $450,000–$1,000,000. Work over $3,300 needs a QBCC-licensed builder, and the state home warranty pays up to $200,000.

Common Building Projects and What They Cost

Home extensions

30–50 m² of extension at $2,500–$5,000 a square metre: $75,000–$250,000.

Second-storey additions

A second storey is $250,000–$600,000.

Granny flats

A turnkey one- or two-bedroom flat: $120,000–$250,000.

Knock-down rebuilds

A 3–4 bedroom single-storey rebuild: $450,000–$1,000,000.

Home Extensions and Second-Storey Additions in Brisbane

Brisbane says building approval from a licensed certifier may be needed before any demolition, and extensions are $2,500–$5,000 a square metre here. Contracts of $20,000 or more are Level 2, with the QBCC consumer guide given before signing.

Knock-Down Rebuild vs Renovation in Brisbane

Brisbane needs planning approval to demolish on heritage-listed sites, in the pre-1911 overlay, or in the traditional building character overlay for a house built before 1946. In a principal or major centre zone, any demolition needs planning approval. Rebuild $450,000–$1,000,000, renovate $150,000–$600,000.

What's Included in a Builder's Quote

Deposits are capped at 10% on work of $3,301–$19,999 and 5% from $20,000. You generally have five business days to withdraw. A pre-purchase or defect report is $400–$1,200 in this table.

What Affects Builder Costs in Brisbane

QBCC licence and home warranty

Queensland requires a QBCC licence for building work valued over $3,300, and on residential construction above that same figure the home warranty premium is compulsory. The Queensland Home Warranty Scheme is run by the QBCC, lasts 6 years and 6 months, stays with the house if you sell and pays up to $200,000 on claims. Owner-builders cannot use the scheme, which is worth weighing before you manage a job yourself.

Deposits and contract levels

Once work passes $3,300 you need a written contract, signed and dated by you and the builder before anything starts, and at $20,000 or more it becomes a Level 2 contract. The deposit is capped at 10 per cent below that line and 5 per cent above it. You generally get five business days to cool off, though pulling out usually costs $100 plus the builder's reasonable out-of-pocket expenses.

Character overlays and demolition

Brisbane City Council requires planning approval to demolish on a heritage-listed site, in the pre-1911 building overlay, or in the traditional building character overlay where the whole building dates from before 1946. That shapes knock-down rebuilds and any extension that removes part of an older house. Check the City Plan overlays before paying for drawings; a free-standing outbuilding built after 1946 can come down without planning approval.

Asbestos in older homes

In Queensland a tradesperson removing more than 10 m² of bonded asbestos needs a class B or class A removal licence, and the job cannot be broken into smaller lots on different days to slip under that limit. Friable material, which includes some old felt carpet underlay, is A-class work only. Older eaves, wet-area linings and wall sheeting are the places to have tested before demolition is priced.

Storms and the wet summer

At the Brisbane station February averages 176.1 mm of rain and December and January each top 135 mm, while July, August and September each average under 35 mm (BOM averages). Slab pours and roof-off stages move faster in the dry months. Brisbane also sits in wind region B, where homes must be designed to resist weakened tropical cyclones, so roof tie-downs are part of any new structure.

Know the house before you quote

A pre-purchase building inspection or defect report is $400–$1,200, and it can flag cracked brickwork, a failed lintel or tired wall ties, repairs that run $500–$5,000. Removing a load-bearing wall to open up a floor plan, with a steel beam put in its place, costs $3,000–$15,000. Order your own soil test and survey too, so each quote rests on the same ground conditions.

Covered outdoor living

Brisbane is in NCC climate zone 2, warm humid summers and mild winters, which makes a roofed alfresco worth pricing alongside an extension; builder-managed, it runs $12,000–$35,000. Any roofed deck or patio needs building approval from a licensed building certifier, since only a small, low, unroofed deck of 10 m² or less with no side over 5 m is exempt. A garage or carport costs $10,000–$55,000.

How to Save Money on Building Cost in Brisbane

1
Before signing anything over $3,300, look the builder up on the QBCC licensee register and make sure the home warranty premium appears in the contract.
2
Keep the deposit inside the legal cap, 5 per cent once the contract is above $20,000, and spend the cooling-off days comparing inclusions and prime-cost allowances.
3
Check your lot against the Brisbane City Plan overlays before drawings start, because a pre-1946 house in the character overlay may need planning approval to be demolished.
4
Aim to have the slab poured and the roof on between July and September, the driest stretch of the Brisbane year (BOM averages).
5
Have eaves, ceilings and wall linings in an older house tested for asbestos before quotes go out, so removal is priced at the start rather than added as a variation.
6
Lock down the plans and every fixture choice before signing; anything changed once the build is under way comes back as a variation carrying the builder's margin.
