More than a third of homes in the city are owned outright, above the national rate (ABS 2021 Census). For owners who plan to stay and improve the house they have, a builder-managed bathroom costs $15,000–$45,000, a kitchen $20,000–$70,000 and a whole-house renovation $150,000–$600,000. Renovate, Extend or Rebuild in Wollongong?

Renovate the whole house ($150,000–$600,000), extend ($2,500–$5,000 a square metre) or rebuild ($450,000–$1,000,000) — the Wollongong table prices all three. The builder must hold Home Building Compensation Fund cover before starting work or taking a deposit.

Common Building Projects and What They Cost

Home extensions

30 m² to 50 m² of extension: $75,000–$250,000 at the table’s rate.

Second-storey additions

Adding a storey: $250,000–$600,000.

Granny flats

A granny flat, turnkey: $120,000–$250,000.

Knock-down rebuilds

Knock down and rebuild a 3–4 bedroom single-storey home: $450,000–$1,000,000.

Home Extensions and Second-Storey Additions in Wollongong

Extensions are $2,500–$5,000 a square metre and second storeys $250,000–$600,000 in this table. Anything over $20,000 needs a large job contract.

Knock-Down Rebuild vs Renovation in Wollongong

Near a boundary, demolishing a wall within 900 mm of a neighbour’s wall needs a dilapidation report on that wall; work is limited to 7 am–5 pm Monday to Saturday. In a heritage conservation area the fast-track certificate allows only limited demolition. Rebuild: $450,000–$1,000,000.

What's Included in a Builder's Quote

The NSW deposit cap is 10%, and a contract over $20,000 gives five clear business days to cool off. Minor structural repairs — lintels, crack stitching, wall ties — are $500–$5,000 in our table.

What Affects Builder Costs in Wollongong

Licence, written contract and deposit

A NSW builder must hold a contractor licence for residential jobs worth more than $5,000 with GST, and past that figure you are owed a written contract. Jobs between $5,000 and $20,000 use the shorter small-job form; bigger ones need the full large-job version. NSW law caps the deposit at 10 percent, so a typical bathroom at $25,000 carries no more than $2,500 up front.

Home Building Compensation cover

Once a home building project tops $20,000, the builder has to take out Home Building Compensation cover, the NSW version of home warranty insurance, through icare. Until that cover exists and you have been handed its certificate, asking you for a deposit or any other payment is illegal. A typical kitchen at $35,000 is well past that line, so check the certificate early.

Older houses, bigger openings

Owned-outright homes are 34.8% of Wollongong households, against 31% nationally, and three-bedroom dwellings are the largest group at 41.6% (ABS 2021 Census). Opening up the living areas of an established three-bedroom house usually means a steel beam, which is $3,000–$15,000 on its own, while cracked brickwork, a tired lintel or failing wall ties are fixed for $500–$5,000.

Summer and autumn rain

The Wollongong University station records its heaviest rain in February (156.4 mm) and March (160.4 mm), while July (63.4 mm) and September (67.4 mm) are the driest months (BOM averages). Excavation, footings and slab pours are what a wet week stops, so a start in late summer may carry extra weather allowance. Wollongong falls in the warm temperate band of the NCC (zone 5), and that zone governs the insulation and glazing settings for new work.

Skips and the road reserve

Wollongong City Council has to approve any skip or delivery that will sit in the road reserve, through a Section 138 application under the Roads Act, and the same goes for any work on the footpath or the strip between road and property. A renovation or knock-down usually needs one, so check that the quote names who lodges it and that waste removal is priced.

Asbestos and knock-downs

In NSW a homeowner, or a tradesperson working for them, may remove under 10 m² of bonded asbestos; anything larger, or any friable asbestos, goes to a licensed removalist. Pulling down a whole house is normally a fast-track job under the state Demolition Code, using a complying development certificate, but for an older building that certificate is only granted if the asbestos can be safely removed, so testing comes first.

Running the job yourself

Fair Trading issues an owner-builder permit to anyone supervising or doing more than $10,000 of building work on their own home without a licensed builder in charge, and an approved education course is part of it once the work reaches $20,000. Only one permit is issued in any five-year period unless it relates to the same land, so it is worth weighing carefully.

How to Save Money on Building Cost in Wollongong

1
On any job above $20,000, ask to see the Home Building Compensation certificate before handing over a cent, deposit included.
2
Look up the builder on the Service NSW licence check and make sure the name on the licence matches the name on the contract.
3
Schedule earthworks and the slab for July to September, the driest stretch at the university station, and keep the wet February and March weeks for work under a roof.
4
A contract above $20,000 gives you five clear business days to cool off; spend them getting the prime-cost and provisional sums checked by an independent eye.
5
Order the soil test and survey before calling for quotes, so the builders are pricing one known set of ground conditions.
6
Ask whether the Section 138 skip approval, tip fees and asbestos testing are inside the price or listed as provisional sums.
