Adding a room to a Townsville house runs $2,500–$5,000 per square metre of single-storey extension, commonly around $3,500, while a new home at standard finish costs $1,600–$4,500 a square metre. Smaller builder-managed jobs are priced as a whole: a bathroom is $15,000–$45,000, a kitchen costs $20,000–$70,000, and a roofed outdoor living area $12,000–$35,000. Four in five Townsville dwellings are separate houses (80.1%, ABS 2021 Census), and the whole city sits in Queensland's cyclonic Wind Region C, so the engineering behind every roof, post and footing is part of the quote.

Home Extensions and Second-Storey Additions in Townsville

Extensions are $2,500–$5,000 a square metre in Townsville. An owner-builder can’t get a new permit within six years of the last one, and can’t remove more than 10 m² of asbestos without a licence.

Knock-Down Rebuild vs Renovation in Townsville

Townsville needs a building permit from a private certifier to demolish or remove a house. In the Character residential zone, an unsound house can come down but its replacement must meet the zone code. Demolition under an approval must substantially start within two months.

What's Included in a Builder's Quote

A contract of $20,000 or more is Level 2: you receive the QBCC consumer guide before signing. Second-storey work in our table is $250,000–$600,000.

What Affects Builder Costs in Townsville

Designed for cyclone winds

Queensland's cyclone preparedness guide puts Townsville in Wind Region C, where buildings should be designed to resist a Category 4 cyclone with gusts of about 250 km/h. In practice that means a roof tied down through the walls to the footings by a chain of connections, and verandah and patio posts on footings sized to resist uplift from the roof they hold. Expect that hardware and engineering on any extension or carport quote.

Patios, decks and sheds need approval

Queensland lets some small class 10 structures go up without building approval, but the exemption does not apply anywhere in Wind Region C, and it never covers a deck that is roofed or more than 1 m above the ground. So in Townsville, allow for a certifier on a deck or pergola ($5,000–$40,000) or a garage ($10,000–$55,000), and a garden shed must be designed for the same wind classification as the house.

Building around the wet

Townsville Aero averages 312.4 mm of rain in February and 274.4 mm in January, but only 9.9 mm in September (BOM averages), and cyclones can arrive any time from November to April. Footings, slabs and the weeks when a roof is open are easiest in the dry middle of the year. Ask each builder how wet-weather days are handled in the contract and who carries the delay.

Licence, contract and deposit

Any building work in Queensland valued over $3,300 needs a QBCC-licensed contractor and a contract in writing that both of you date and sign before anything starts. A builder may ask for no more than 10% up front on work up to $19,999, and no more than 5% above $20,000: for a kitchen priced at the typical $35,000, the ceiling is $1,750. The signed contract also carries a five-business-day cooling-off right.

Home warranty cover

Residential work worth more than $3,300 must carry a premium under the Queensland Home Warranty Scheme, and it belongs in the quote. The QBCC administers it; the policy's term is six and a half years, it passes to a buyer when the property sells, and it caps claims at $200,000. Owner-builders are shut out of the scheme, and they need their own permit for any project above $11,000.

Asbestos in older houses

Queensland draws its line for bonded asbestos at 10 m²: above that, only a business with an asbestos removal licence of class A or B may take it out, and spreading the removal over several days in small batches does not avoid that. Friable material is A class work. Before a load-bearing wall comes out ($3,000–$15,000), get suspect sheeting tested and check how each quote treats testing and disposal.

Grants for cyclone upgrades

Townsville falls inside the coastal area covered by Queensland's Household Resilience Program. Owner-occupiers of a house built before 1984 can apply for a grant of 80% of the cost of eligible upgrades, up to $15,000, and eligible work includes a full roof replacement and roof tie-down upgrades. If a renovation already includes re-roofing, check whether that part of the job qualifies before the builder starts.

How to Save Money on Building Cost in Townsville

1
Ask every builder to show the QBCC home warranty premium as its own line, so quotes for work over $3,300 compare like for like.
2
Get drawings approved and the contract signed early, so the footings, slab and roof are done before December, when the rain starts to build.
3
If your house is in the Character residential zone or under the Cultural heritage overlay, ask Townsville City Council about extra planning approval before you pay for full plans.
4
Pay for the soil test, survey and site wind classification yourself and hand the same documents to every builder, so their footings and tie-downs are priced on one set of facts.
5
Read the contract before you sign: withdrawing during the cooling-off period normally means paying $100 and whatever reasonable costs the builder has already run up.
6
Choose tiles, taps and benchtops before you sign, because each change once the slab is down gets re-quoted with margin loaded on.
