Gold Coast builders price an extension by floor area, at $2,500–$5,000 a square metre in our table, with $3,500 a typical rate for standard finishes. A builder-managed kitchen is $20,000–$70,000 and a bathroom $15,000–$45,000, while a covered alfresco extension runs $12,000–$35,000. Housing here is unusually mixed: only a little over half of all dwellings are separate houses, and the rest divide almost evenly between townhouses and apartments (ABS 2021 Census). That means a good share of renovation work happens inside a complex with a body corporate, not on an open suburban block. All prices include GST.

Home Extensions and Second-Storey Additions in Gold Coast

Extensions run $2,500–$5,000 a square metre and second storeys $250,000–$600,000. On small jobs up to $3,300 a deposit can be up to 20%; from $3,301 it falls to 10%, and 5% from $20,000.

Knock-Down Rebuild vs Renovation in Gold Coast

On the Gold Coast, homeowners can remove less than 10 m² (up to 250 kg) of non-friable asbestos without Queensland Health approval and transport up to 175 kg of it. The 10 m² limit covers the whole job — it can’t be split over days. Rebuild: $450,000–$1,000,000.

What's Included in a Builder's Quote

Withdrawing in the cooling-off period usually costs $100 plus expenses already incurred. Contracts must be written, dated and signed before work begins. Minor structural repairs are $500–$5,000 in our table.

What Affects Builder Costs in Gold Coast

Licence, warranty and the $3,300 line

Two Queensland rules switch on at $3,300. Above it the builder must hold a QBCC licence (plumbing, drainage and gas work need one at any value), and the home warranty premium becomes compulsory on residential construction. That cover, administered through the QBCC, runs for six and a half years, transfers with the property on a sale, and is capped at $200,000 a claim. An owner-builder cannot buy into it.

How much goes down first

The QBCC puts a ceiling on deposits: 10% of the price for work valued from $3,301 to $19,999, dropping to 5% on anything over $20,000, which is a Level 2 contract. For a kitchen at the typical $35,000, the most you can be asked for is $1,750. Change your mind within the cooling-off period, generally five business days, and the usual cost is $100 plus expenses the contractor has reasonably run up.

Townhouse and apartment schemes

Separate houses are just 56.8% of dwellings in the Gold Coast area, against 72.3% nationally, with semi-detached homes and flats at 21.1% each (ABS 2021 Census). Inside a townhouse or apartment scheme, read the by-laws and get the body corporate's written approval before any work that touches the outside of the building, and build its rules on trades access and parking into the program.

Patios, decks and private certifiers

The City of Gold Coast says a roofed patio usually needs building approval unless it is small: under 2.4 m high, 10 m² in area and 5 m long, and outside any setback. A new timber deck is likely to need approval as well. Building approvals here are usually issued by a private certifier, so ask whether that fee sits inside a patio quote at $12,000–$35,000 or a deck at $5,000–$40,000.

Built for Wind Region B

Queensland's cyclone guide places the City of Gold Coast in Wind Region B, an intermediate zone where homes are designed for weakened tropical cyclones. A new roof frame, patio cover or upper floor is engineered and strapped down to that standard, which shows up in the steel and fixings. Rain sets the calendar too: the Seaway gauge averages 183.8 mm in February against 42.8 mm in September (BOM averages).

Trees, skips and the verge

Clearing a site can need City approval: vegetation more than 4 metres tall, or with a trunk more than 40 centimetres around at 1.3 m above the ground, can be protected, although trees close to an existing approved building are exempt. Putting a skip or materials on the road or footpath also needs approval under the City's local law, so check which permits the builder has priced.

Asbestos behind the linings

A Gold Coast homeowner may take out less than 10 m² of non-friable asbestos (the bonded kind) without Queensland Health approval. Any tradie handling a bigger area needs a class A or B removal licence, and the limit counts the whole job, however many days it is spread over. Before a wall comes out ($3,000–$15,000), find out whether sampling and safe removal are in the builder's figure.

How to Save Money on Building Cost in Gold Coast

1
Check the builder's QBCC licence before you sign, and confirm the home warranty premium is in the contract price on any residential job over $3,300.
2
Commission the soil test and a survey yourself so every builder quotes against one set of site conditions.
3
Plan concrete and roof-off stages for July to September, the three driest months at the Seaway, rather than the February and March downpours.
4
In a townhouse or unit, get the body corporate's approval in writing before materials are ordered, so a late objection does not turn into a paid variation.
5
Ask whether the private certifier's fee and any City permits for skips, the verge or tree removal are inside the quote or listed as extras.
6
Once a job passes $20,000, any deposit request above 5% breaks the QBCC cap unless most of the work is prefabricated off site.
