How much does a builder cost in Geelong?

A single-storey extension in Geelong costs $2,500-$5,000 per sqm
from small structural jobs to a full knock-down rebuild
A single-storey extension in Geelong typically runs $2,500-$5,000 per square metre built, so a 40 sqm extension lands around $100,000-$200,000 with basic finishes. Small structural jobs such as a wall removal start around $500-$5,000, a granny flat runs $120,000-$250,000, a second-storey addition $250,000-$600,000, and a knock-down rebuild of a standard 3-4 bedroom home $450,000-$1,000,000+.

Most Geelong building quotes come back as a rate per square metre of new floor: adding a single level costs $2,500–$5,000 a square metre, typically $3,500, and a new house to a standard finish $1,600–$4,500. Smaller builder-managed jobs start lower, with a bathroom at $15,000–$45,000 and a kitchen at $20,000–$70,000. Geelong is overwhelmingly a city of houses, 86.7% of dwellings against 73.4% across Victoria, and three bedrooms is the commonest layout at 46.4% (ABS 2021 Census), so the usual starting point for a renovation here is a freestanding three-bedroom home.

Renovate, Extend or Rebuild in Geelong?

Home Extensions and Second-Storey Additions in Geelong

Knock-Down Rebuild vs Renovation in Geelong

In Greater Geelong, demolishing more than half the building or any wall facing the street needs both demolition consent and a building permit; under a Heritage Overlay, a planning permit with endorsed demolition plans as well. Homeowners may remove asbestos themselves, though a licensed removalist is advised for large amounts.

What's Included in a Builder's Quote

Five business days to withdraw from a major domestic building contract; if you do, the deposit comes back less $100 and approved expenses. Taking out a load-bearing wall with a steel beam is $3,000–$15,000 in our table.

What Affects Builder Costs in Geelong

Registration and the contract

Any Victorian builder taking on more than $10,000 of work must be registered with the Building and Plumbing Commission, and that value counts labour, materials and GST across the whole project. Work above that line involving more than one trade needs a major domestic building contract before anything starts. You then have 5 business days to withdraw, with the deposit refunded less $100 and any expenses you approved.

Deposit and Home Warranty

Victorian law caps the deposit at 10% on contracts under $20,000 and at 5% on contracts of $20,000 or more; a typical builder-managed bathroom at $25,000 is already in the 5% band. For domestic work over $20,000 on a home of three storeys or less, the builder takes out Home Warranty insurance on your behalf once the major contract is signed. Ask for the certificate.

Pulling down before building

Before a permit to demolish all or part of a building, the City of Greater Geelong may need to give demolition consent. Taking down more than half the building, or any part of a wall facing the street, needs both that consent and a building permit, and a Heritage Overlay adds a planning permit with endorsed demolition plans. An asset protection permit may also apply.

Low rainfall, cool winters

The Breakwater weather station records just 510.3 mm of rain a year, with March the driest month at 24.2 mm and October the wettest at 56.3 mm (BOM averages). Dry ground helps excavation and slab pours, but average highs of 14.6 °C in June and 14.4 °C in July slow curing and drying. The city falls in NCC climate zone 6, mild temperate, and that zone fixes the energy rules an extension's walls, roof and windows have to meet.

Asbestos in an older house

Victoria lets an employer or self-employed tradesperson remove non-friable asbestos without a licence only while the total area stays within 10 square metres; beyond that, removal is generally done by a removalist licensed by WorkSafe. In an older house, ask the builder to test eaves, linings and wet-area sheeting before demolition and to price any removal as its own line.

Doing it as an owner-builder

Running the job yourself needs a Certificate of Consent from the Building and Plumbing Commission before works over $16,000, and only one owner-builder permit is allowed for a home once every five years. Sell within six years and six months of finishing and you must hand the buyer a Defects Inspection Report no more than six months old, so cost that in too.

The permit clock

In Geelong the building permit can come from the City's municipal building surveyor or from a private one, and once it is issued, domestic work must start within one year and be finished within two. Agree a realistic program with the builder before lodging, because a stalled job can outlive its permit and need an extension.

How to Save Money on Building Cost in Geelong

1
Ask each Geelong builder for the registration number and check it with the Building and Plumbing Commission before signing for work over $10,000.
2
Aim to dig and pour slabs in late summer or early autumn, when March averages only 24.2 mm of rain at Breakwater (BOM averages).
3
Pay no more than the legal deposit: on a typical builder-managed kitchen of $35,000, 5% comes to $1,750.
4
Pay for a soil report and a site survey yourself before tendering; with the ground conditions known, Geelong builders have no reason to pad their footing allowances.
5
If the street-facing wall or more than half the house is coming down, apply early for the City's demolition consent, since the demolition permit waits on it.
6
Freeze the plans and the finishes schedule before signing; anything changed once work starts comes back as a variation at the builder's rates.
