How much does a builder cost in Canberra?

A single-storey extension in Canberra costs $2,500-$5,000 per sqm
from small structural jobs to a full knock-down rebuild
A single-storey extension in Canberra typically runs $2,500-$5,000 per square metre built, so a 40 sqm extension lands around $100,000-$200,000 with basic finishes. Small structural jobs such as a wall removal start around $500-$5,000, a granny flat runs $120,000-$250,000, a second-storey addition $250,000-$600,000, and a knock-down rebuild of a standard 3-4 bedroom home $450,000-$1,000,000+.

Canberra builders price the large jobs by floor area. Adding a room on one level is $2,500–$5,000 per square metre, with $3,500 the usual figure, while building a whole new house to a standard finish comes in at $1,600–$4,500. Structural work inside an existing house is quoted per job: opening up a load-bearing wall and carrying it on steel is $3,000–$15,000. The ACT is denser than the country as a whole: the ABS 2021 Census counted 17.2% of its dwellings as semi-detached and 19.4% as flats or apartments, so shared walls, narrow access and the rules of unit complexes shape many jobs. All prices include GST.

Knock-Down Rebuild vs Renovation in Canberra

A single dwelling can come down without a development application if it shares no party wall and the neighbours are told in writing first. Every asbestos removal needs a licensed removalist — the ACT has no 10 m² exception, and a home built before 2003 is assumed to contain asbestos.

What's Included in a Builder's Quote

The ACT sets no legal limit on the deposit, no mandatory cooling-off, and the insurance repays at most $10,000 of a lost deposit. A pre-purchase inspection is $400–$1,200.

What Affects Builder Costs in Canberra

Licence and insurance rules

Any work in the ACT that needs building approval must be done by a licensed builder. On houses and apartment buildings of three storeys or fewer, residential building work costing $12,000 or more must be covered by residential building work insurance (or a fidelity certificate from an approved fidelity fund scheme), with a minimum cover of $200,000. The builder arranges it before starting and must give you evidence of the cover. The builder has to take it out before applying for the commencement notice and must show you evidence of it, so ask for the certificate with the contract.

Deposits, contracts and your certifier

The ACT puts no legal cap on a first deposit, though industry practice is usually up to 10% of the contract price. No ACT law requires a written building contract and there is no compulsory cooling-off period, so get the scope, price and inclusions in writing before anything is signed. For a house, or any work over $12,000, the contract cannot give the builder the power to choose or remove your building certifier.

Frosty winters slow the slab

July nights at Canberra Airport average -0.1 °C, and June and August sit at 1.0 °C (BOM averages). Concrete poured on frosty mornings cures slowly and may need covering, so footings and slabs booked for those months can stretch the program. Rain is a smaller worry, as it is spread fairly evenly and no month averages more than 64.4 mm. The ABCB places Canberra in climate zone 7, cool temperate, which sets the insulation and glazing standard for new rooms.

Asbestos in established homes

WorkSafe ACT says any property built up to the early 2000s must be assumed to contain asbestos. Before demolition or refurbishment starts, the business doing the work must have a licensed asbestos assessor identify anything likely to be disturbed and a licensed removalist take it out. The ACT dropped the national exemption for small amounts of bonded asbestos, so all removal needs a licensed removalist, and that survey and removal appear as their own lines on a renovation quote.

Knock-downs, party walls and heritage

Before a rebuild, the old house has to come down within the rules. A single dwelling can be demolished without a development approval only if it shares no party wall, meets the general exemption criteria and the next-door neighbours get written information first. Half of a duplex, or a building on the ACT Heritage Register, will likely need a DA. Demolition is specialist building work, so check the demolisher holds the endorsement on their licence.

Shared driveways and unit complexes

Semi-detached homes and flats together account for more than a third of ACT dwellings, each well above its national share by the ABS 2021 Census. Building work in a townhouse or unit complex often means a shared driveway, no space for a skip and materials carried in by hand, and changes to external walls usually need the complex's approval before work starts. Ask each builder to price the access and site set-up, not only the work itself.

Knowing the defects before you price

If you are buying an older Canberra home to renovate, a pre-purchase inspection and defect report costs $400–$1,200. It can flag cracked brickwork, sagging lintels or failed wall ties early, and repairs of that kind run $500–$5,000. Handing the report to every builder you invite to quote means they all price the same known defects.

How to Save Money on Building Cost in Canberra

1
On any ACT job of $12,000 or more, ask for the residential building work insurance certificate before you pay a deposit.
2
If the house was built before the early 2000s, ask whether the asbestos assessor's survey is in the quote or will arrive later as a variation.
3
Where the program allows, keep slab and footing pours out of June to August, when Canberra's frosty nights slow curing.
4
Appoint your own building certifier; on a house or any job over $12,000 the contract cannot hand that choice to the builder.
5
In a townhouse or unit complex, get written approval for external work before builders quote, so the scope does not shift later.
6
Settle every finish, fixture and appliance before the contract is signed, because a change made once work starts is priced as a variation with margin added.
