For building in Cairns, site slope, soil, wind rating and the finish schedule move a build price far more than floor area alone. Cairns is in Wind Region C, where homes are designed for cyclone gusts of 250 km/h at roof level (QRA), and that rating follows exposed work onto the quote. A fixed-price contract with a clear allowance schedule protects you from variations. The table below prices 14 building jobs for Cairns, with low, typical and high figures, followed by local notes on timing, rules and suburbs.

Renovate, Extend or Rebuild in Cairns?

Cairns prices from the table: renovate $150,000–$600,000, extend $2,500–$5,000 a square metre, rebuild $450,000–$1,000,000. Home warranty cover is run by the state through the QBCC.

Common Building Projects and What They Cost

Wind Region C and cyclone season

Coastal Queensland north of Bundaberg, Cairns included, is Wind Region C, and homes there are classed C1 to C4 for gusts of 250 km/h at roof level (QRA cyclone resilience guideline). The season runs from November to April. Anything exposed to the wind should be rated for your site's cyclone class, so ask the builder to name it on the quote.

Wet season scheduling

Cairns Aero records 2,019.1 mm of rain in an average year, and the bulk of it lands from January to March: 404.8 mm, 436.1 mm and 424.3 mm (BOM, Cairns Aero). By August the monthly average is down to 26.9 mm. Building that needs dry ground or dry surfaces is easiest to schedule from June to October; in the wet, ask the builder how rain days are handled before you sign.

Termites in a warm, wet climate

Warmth and moisture are what termites need, and Cairns has both for most of the year. Ask for treated or naturally durable timber, keep the slab edge and subfloor visible for inspections, and have the builder flag any damage found once linings come off.

Getting rid of the waste

Cairns is in Queensland's regional waste levy zone, $100 a tonne for 2026-27 (Queensland Government). Portsmith Transfer Station takes domestic asbestos only in small, double-wrapped and labelled bundles under 175 kg (Cairns Regional Council), so bigger asbestos loads go through a licensed removalist.

Approvals in Cairns

Whether building needs approval depends on its size, height and position, under the Queensland Building Regulation and CairnsPlan 2016, whose overlays include flood and inundation, coastal processes, bushfire hazard and acid sulfate soils. The council's CairnsPlan Property Report tool shows which apply to your lot. Ask who lodges any approval and whether its fee is in the quote.

Queensland licensing

In Queensland, building work worth $3,300 or more needs a QBCC licence, and plumbing, drainage and gas work need one at any value; electricians are licensed through the Electrical Safety Office. Check the builder's number on the QBCC licensee register before a deposit changes hands.

Home Extensions and Second-Storey Additions in Cairns

Extensions are $2,500–$5,000 a square metre in Cairns. An owner-builder can’t get a new permit within six years of the last one, and can’t remove more than 10 m² of asbestos without a licence.

Knock-Down Rebuild vs Renovation in Cairns

In Cairns, check whether the lot is in CairnsPlan 2016’s Neighbourhood character overlay or Places of significance overlay before planning a knock-down, as either can add a council planning assessment. Demolition under an approval must substantially start within two months.

What's Included in a Builder's Quote

A contract of $20,000 or more is Level 2: you receive the QBCC consumer guide before signing. Second-storey work in our table is $250,000–$600,000.

What Affects Builder Costs in Cairns

Built for Wind Region C

Every Cairns extension, carport and roof is designed for cyclonic winds: Cairns is in Wind Region C, and homes are classed C1 to C4 for gusts of up to 250 km/h (QRA cyclone resilience guideline). That means tie-downs running from the roof through the walls to the footings, and posts and footings sized for uplift, all of which shows up as hardware and engineering on the quote.

Approval for decks, patios and sheds

In Queensland, the building-approval exemption for some small class 10 structures does not apply in Wind Region C, and roofed decks or decks more than 1 m off the ground always need approval. Allow for a private certifier on a deck or pergola ($5,000–$40,000) or a garage ($10,000–$55,000); a shed has to meet the house's wind classification too.

Working around the wet

February averages 436.1 mm of rain at Cairns Aero and August only 26.9 mm (BOM, Cairns Aero), and the cyclone season runs from November to April. Pour slabs and open roofs in the dry middle of the year, and check how the contract handles wet-weather delays and who pays for them.

QBCC licence, contract and deposit

Building work in Queensland valued over $3,300 needs a QBCC-licensed contractor and a written contract signed and dated before work starts; check the licence on the QBCC register. Deposits are capped at 10% for work up to $19,999 and 5% from $20,000, so on a typical $35,000 kitchen the deposit can be no more than $1,750. There is a five-business-day cooling-off period.

Home warranty

Residential work over $3,300 attracts a Queensland Home Warranty Scheme premium, which should appear on the quote. The QBCC runs the scheme; cover lasts six and a half years, passes to a buyer if you sell and is capped at $200,000. Owner-builders are not covered and need a permit for projects over $11,000.

Asbestos in older Cairns houses

Bonded asbestos over 10 m² must be removed by a business with a class A or B licence, and splitting the job into small batches does not get around that; friable asbestos is class A work. Test suspect sheeting before a load-bearing wall comes out ($3,000–$15,000) and compare how each quote handles testing and disposal.

Cyclone upgrade grants

Cairns is inside the coastal area covered by Queensland's Household Resilience Program. Owner-occupiers of a house built before 1984 can apply for 80% of the cost of eligible upgrades, up to $15,000, including roof replacement and tie-down upgrades. If your renovation includes a reroof, check eligibility before work starts.

How to Save Money on Building Cost in Cairns

1
Ask for the site's cyclone class (C1 to C4) and for products rated to it, named on the quote.
2
Book outdoor building for June to October, when Cairns Aero averages under 50 mm a month, rather than January to March.
3
Keep slab edges and subfloors clear so termite inspections can see the timber.
4
Ask whether tip fees are in the quote; Cairns pays Queensland's regional levy on every tonne.
5
Get three written quotes with the same scope, so the Cairns prices line up item by item.
6
Ask what the quote leaves out: call-out, disposal, travel past the northern beaches or south of Edmonton.
