Canberra has no do-it-yourself allowance for asbestos: outside minor routine maintenance, removing it from a home is a job for a licensed removalist. So the first spend is finding out what you have, with a sampling visit and lab results at $200–$450, or $300–$800 for a survey of the whole site. Bonded roof sheeting is then removed at $40–$110 a square metre, so a full house roof with disposal comes to $5,000–$16,000, while fibro fencing comes down at $45–$110 a metre. Friable material is Class A work, priced at $100–$160 per square metre. All prices include GST.

Asbestos Removal Costs by Sector in Canberra

Residential Homes

$40-$100/m2

Older Canberra houses commonly hide asbestos in roof sheeting, eaves and soffits, fences, garage and shed walls, internal wet-area sheeting and vinyl flooring backing. Most is bonded (non-friable) and handled under a Class B licence, with access, height and quantity driving the rate more than anything else. The exception is asbestos backing or millboard under vinyl flooring, which is typically friable and needs a Class A removalist. The exception is asbestos backing or millboard under vinyl flooring, which is typically friable and needs a Class A removalist.

Commercial & Industrial

$40-$100/m2

Factories, sheds and older commercial buildings in Canberra carry asbestos cement sheeting in roofs, wall cladding, soffits and service ducts. Larger areas, working at height and keeping a site operational during removal push up cost and lengthen the program.

Strata & Multi-Unit

$40-$100/m2

Apartment blocks, townhouses and unit complexes in Canberra need coordinated removal across common property and individual lots, with owners-corporation approvals, occupant notification and clearance certification before reoccupation - all of which add management overhead.

Demolition & Site Clearance

$40-$100/m2

Before any knock-down or major renovation in Canberra, asbestos that is likely to be disturbed by the work must be identified and, so far as is reasonably practicable, removed first. Garages, sheds and full structures are stripped of bonded and any friable material, with licensed disposal and a clearance certificate required before demolition proceeds.

What Canberra Asbestos Removal Jobs Actually Cost

Bonded roof sheeting removal

$40–$110 a square metre, or $5,000–$16,000 for a whole house roof

Removing asbestos cement roof sheets from a Canberra house, garage or shed. Priced by the area of sheeting, with working at height, sheet condition and safe access driving the rate. Licensed disposal and a clean-up are included, and air monitoring may apply on larger jobs.

Asbestos fence removal

$1,500-$3,000 total

Taking out an old asbestos cement (fibro) fence in Canberra, priced by the length and height of fencing. Careful removal to avoid breakage, double-bagging and licensed disposal are the main cost components, with bonded material handled under a Class B licence.

Eaves, soffits & internal sheeting

$1,500-$3,000 total

Stripping asbestos eaves linings, soffits and internal wet-area or ceiling sheeting from an older Canberra home during a renovation. Access, quantity and protecting the rest of the building drive cost, and a clearance certificate is issued before work continues.

Friable asbestos removal

$100–$160 a square metre, plus air monitoring and clearance at $400–$2,000

Removing friable asbestos - the type that crumbles and releases fibres easily - from a Canberra property under a Class A licence. Full containment, negative-air enclosures, decontamination and air monitoring make this the most involved and highest-cost scenario.

Garage / shed demolition & disposal

$3,000–$8,000 total

Demolishing a Canberra fibro garage or shed where the structure itself is asbestos cement. Bonded and any friable material is removed and disposed of under licence, with a clearance certificate issued before the slab or site is cleared.

What Affects Asbestos Removal Costs in Canberra

Asbestos removal quotes in Canberra swing on whether the material is bonded or friable, the quantity and access, and the testing, monitoring and disposal scope far more than on a simple per-job basis. Here are the main drivers.

No 10 square metre exception here

The national model regulations carve small bonded jobs, no larger than 10 square metres, out of licensing; the ACT removed that carve-out. WorkSafe ACT allows unlicensed removal only where it is incidental to minor routine maintenance or other minor work. In practice, even a small fibro wall or a meter board backing ($300–$800) goes to a licensed crew, and the minimum charge for a small bonded job is $1,000–$2,500.

Friable work and loose-fill insulation

Friable searches are common here, and the Class A licence that friable work needs shows in the price: old pipe lagging alone is $1,500–$5,500 as a job. Disturbing loose-fill asbestos insulation never counts as minor work in the ACT, and a residential property known to contain it must display a warning sign. If you see that sign, or the house history is unclear, get an assessor in before anyone opens a ceiling or wall.

Assessors, monitoring and clearance

ACT rules require a licensed asbestos assessor, not just any competent person, for asbestos assessment, air monitoring and clearance inspections, and removals are notified to WorkSafe ACT. Monitoring the air and issuing the clearance certificate costs $400–$2,000; expect the upper end for friable jobs and large areas. Ask whether the assessor is engaged by you or by the removalist.

Renovating through a builder

When a business is renovating or demolishing part of a home, WorkSafe ACT puts the duty on that business to engage a licensed assessor to identify asbestos likely to be disturbed, and a licensed removalist to take it out, before work starts. If the work needs building approval to remove bonded asbestos, the application must include an asbestos removal control plan. A single bathroom or laundry strip-out runs $1,500–$4,500.

Large homes, long eaves

Across the ACT, 63.2% of dwellings are separate houses and 35.8% have four or more bedrooms (ABS 2021 Census), which means the eaves around a home can be a long run. Eave and soffit linings cost $60–$110 per square metre, or $2,000–$6,500 for the full perimeter. A whole three-bedroom fibro house, walls, eaves and wet areas but not the roof, is $10,000–$30,000.

Tip rules at Mitchell and Mugga Lane

Domestic asbestos up to 60 kg is accepted free, with no booking, at the Mitchell and Mugga Lane Resource Management Centres, in no more than three packages of 20 kg each, double-wrapped in 200 micron plastic and labelled. Loads of 60 to 250 kg must be booked, go to Mugga Lane only and cost $59.55 a load. A removalist's own disposal line is $300–$500.

Sealing it in place

Fibro in good condition can sometimes be left where it is and sealed, at $13–$15 per square metre, much less than stripping bonded roofing. Sealing only postpones the job: the asbestos remains, has to be managed, and will be waiting for whoever renovates next. For a fibro-clad shed or garage, demolition with disposal runs $3,000–$8,000.

How to Control Asbestos Removal Costs in Canberra

1
Have suspect sheeting sampled before calling for quotes, so every removalist knows whether they are pricing bonded or friable work.
2
Check the removalist's licence class and the assessor's licence with WorkSafe ACT, and ask who will lodge the removal notification.
3
Planning a roof strip in spring? November (64.4 mm) and October (62.4 mm) are Canberra's wettest months (BOM averages), so ask how the house stays covered until the new roof is on.
4
Never put offcuts or broken fibro in a recycling, garden or general waste bin; ACT City Services sends asbestos to a resource management centre only.
5
Renting? Tenants occupy 30.7% of ACT homes (ABS 2021 Census) and some of them live with old fibro; don't drill or sand it, and tell your property manager in writing about any damage.
6
Ask for air monitoring, the clearance certificate and disposal as separate lines, so you can spot a quote that is low only because it skips them.

Asbestos removal cost by quantity in Canberra

Quick answerAsbestos removal in Canberra is priced by material type and quantity; total cost scales with the area removed and whether the material is bonded or friable. Verified bands are $40-$100/m2.

Asbestos removal costs in Canberra scale with quantity first, then material type. A single fence or a small wet-area and a full roof or a shed stripped before demolition are quoted on the same per-unit logic, but the bonded vs friable classification, access and condition move the rate more than the raw size does.

Several factors push a Canberra asbestos job above the typical band: friable material needing full containment and air monitoring, working at height on roof sheeting, brittle or weathered material, tight or occupied-building access, and long haulage to a licensed disposal facility. Testing, notification to the work health and safety regulator for licensed removal work and the clearance certificate are separate obligations that should be budgeted from the start.

Frequently Asked Questions — Asbestos Removal Cost in Canberra

How much does asbestos removal cost in Canberra?
In our Canberra table: a small job (the minimum charge) $1,000–$2,500, bonded roof sheeting removal $40–$110 a square metre and a whole-house removal (3-bedroom fibro) $10,000–$30,000.
What is the difference between bonded and friable asbestos?
Bonded (non-friable) asbestos is locked into a solid material such as cement roof sheeting, eaves or fences and is handled under a Class B licence. Friable asbestos can be crumbled by hand and releases fibres easily, so it requires a Class A licence, full containment and air monitoring - making it far more involved and more expensive to remove.
Do I need a licensed removalist, and what licence classes apply?
In Australia, larger and higher-risk asbestos work must be done by a licensed removalist. A Class B (bonded) licence covers non-friable material such as roof sheeting and fences, while a Class A (friable) licence is required for friable asbestos. Licensed work also needs notification to WorkSafe ACT. Always confirm the licence before work starts.
How much does asbestos roof removal cost in Canberra?
In our Canberra table: bonded roof sheeting removal $40–$110 a square metre and a whole-house asbestos roof (100–200 square metres, disposal included) $5,000–$16,000.
What is a clearance certificate and do I need one?
A clearance certificate is issued by an independent assessor (often an occupational hygienist) confirming an area is safe to reoccupy after asbestos removal. It is required for licensed removal work and, with air monitoring on friable jobs, should be obtained before you move back in or continue renovating.
How is asbestos disposed of in Canberra?
Up to 60 kg of wrapped domestic asbestos is free at the Mitchell and Mugga Lane centres without a booking (no more than 3 packages of 20 kg); 60 to 250 kg needs a Remondis booking, goes to Mugga Lane only and costs $59.55 a load. ACT law requires a licensed removalist to take asbestos out of a house.
Can asbestos be sealed instead of removed?
Sometimes. Encapsulating or sealing bonded asbestos that is in good condition can be a lower-cost interim option where immediate removal isn't required. It does not eliminate the material, so the ongoing management obligation remains; full removal costs more up front but resolves it permanently.
