Asbestos Roof Removal Cost in Australia (2026)

asbestos roof removal cost Australia - roofing cost

An asbestos-cement roof (the corrugated “super six” sheeting on many homes built before the late 1980s) is stripped by a licensed crew and replaced, so the job is two prices: the removal and the new roof. What’s The Damage’s November 2026 re-verification across 90+ sources puts the removal at $5,000–$16,000 as a line on a re-roof nationally, $10,000 typical, or $50–$130 per square metre for licensed removal and disposal on its own. The new roof is then priced per square metre, and both halves are worked through below.

Asbestos roof removal cost: per job and per square metre

Both rows are national prices, GST included, for a licensed crew to strip the sheets, wrap and dispose of them and leave the frame ready for a new roof. The first row is the removal priced as one line on a re-roof quote; the second prices the same work per square metre of roof, which is how a removalist quotes it on its own.

Asbestos roof removal, as a line on a re-roof (per job)$5,000$10,000$16,000
Asbestos-cement roof removal, licensed, excl. new roof (per sqm)$50$85$130

The new roof that goes on after the removal

An asbestos roof is never restored, so the removal is always paired with a re-roof. Colorbond is the usual replacement for a corrugated asbestos roof because it goes straight onto the same pitch and frame; tiles need the frame checked for the extra weight. The full-replacement rows are the market’s all-in figures for a whole house.

New roofLowTypicalHigh
Re-roofing Colorbond (per sqm)$80$120$180
Re-roofing tiles, incl. strip-off (per sqm)$100$150$220
Full roof replacement (single-storey)$14,000$22,000$30,000
Full roof replacement (two-storey)$15,000$25,000$40,000
Gutter replacement, whole house (single storey, incl. downpipes)$2,200$3,500$5,000
Roof inspection / report (per visit)$200$350$500

What removing and replacing an asbestos roof costs, worked through

A single-storey home is about 150 sqm of roof; a larger one about 200 sqm. Each line is the roof area times the national per-square-metre row, and the totals are plain sums of the removal and the new Colorbond roof.

RoofLowTypicalHigh
Licensed removal, 150 sqm roof$7,500$12,750$19,500
New Colorbond roof, 150 sqm$12,000$18,000$27,000
150 sqm: removal plus new Colorbond roof$19,500$30,750$46,500
200 sqm: removal plus new Colorbond roof$26,000$41,000$62,000
Removal line plus the single-storey full replacement row$19,000$32,000$46,000

The last line pairs the two per-job rows the way a roofer’s quote does. New gutters and downpipes done at the same time add the gutter row ($2,200–$5,000).

What the removal price includes

The removal rows are priced as licensed work: a crew with the asbestos licence for bonded sheeting, the sheets wetted and lowered rather than broken, wrapped for transport, and taken to a tip that accepts asbestos, with the tip fee inside the per-square-metre rate. A clearance inspection of the roof space after the strip is sometimes a separate line on the quote. The asbestos removal cost guide prices inspections, sampling and the rest of the house.
