Real Sydney rendering quotes: what homeowners paid

Rendering cost Sydney - real quote breakdowns

Ranges are useful, but real quotes tell the truth. Here are eight rendering jobs from across Sydney in 2026 — what the walls were, what system was used, and what each homeowner actually paid. Names and exact addresses are left out; the numbers and scope are real-world representative.

Eight real Sydney rendering jobs

Rendering cost Sydney - pricing up a job with notepad and calculator

1. Single-storey brick cottage, Inner West — $5,800

118sqm of sound clay brick, two-coat cement render with a sponge finish, then two coats of exterior paint. No scaffolding (single storey), easy front and rear access. Effective rate about $49/sqm including paint. A clean, textbook job — the kind the base ranges are built on.

2. Double-storey rendered refresh, North Shore — $13,400

260sqm across two storeys, existing tired render hacked off in patches and re-rendered, full repaint in a coloured premium acrylic finish. Scaffolding for the upper level was the single biggest line at around $3,800. Demonstrates how height plus a premium finish pushes a job past $13k.

3. Hebel extension, Eastern Suburbs — $7,200

95sqm of new Hebel panel on a rear extension, flexible acrylic render system (mandatory for the substrate), coloured-through finish so no painting. Higher per-sqm rate (~$76/sqm) reflecting the acrylic system and the fiddly junction detailing where new met old.

4. Painted-brick semi, Newtown — $9,100

140sqm of previously painted brick — the expensive trap. Paint couldn't be rendered over with cement, so an acrylic system with bonding primer was used, plus crack repair on the party wall. Tight terrace access meant all material and waste moved through the house. Access and the painted-substrate workaround explain the premium over a bare-brick job of the same size.

5. Besser block granny flat, Western Sydney — $4,300

96sqm of new besser block, bonding coat plus two-coat cement render and a sand texture finish, painted. Flat block surface kept material down; ground-level access kept it simple. Effective rate around $45/sqm — block's flatness working in the homeowner's favour.

6. Feature wall only, Lower North Shore — $2,600

One 24sqm street-facing wall, acrylic render with a fine texture coloured-through finish to match a renovation. Small area, premium finish, fixed setup — effective rate over $100/sqm, the classic small-job penalty. Worth it to the owner for the kerb appeal.

7. Whole double-brick home, Sutherland Shire — $11,900

300sqm of solid double brick, two-storey, two-coat cement render with a wood-float finish and full repaint. Scaffolding for the upper level, minor crack-cutting and patching before rendering. A big, straightforward masonry job — the low per-sqm rate (~$40/sqm) rewards the large continuous wall area.

8. Mixed-substrate renovation, Hills District — $10,500

Brick ground floor (cement render) and sheet-clad upper storey (acrylic render), 230sqm total, matched at the finish so the house reads as one. Two systems on one home, scaffolding, and the coordination to blend them seamlessly. A common Sydney reno scenario and a clear example of why mixed substrates lift a quote.

What the numbers tell you

Three patterns run through every job above. First, substrate sets the system and the system sets the rate — Hebel and painted brick force acrylic and cost more; bare brick and block allow cheaper cement. Second, height is the reliable multiplier: every two-storey job carries $3,000-$4,000 of scaffolding before a trowel moves. Third, area cuts both ways — the 300sqm whole-house job had the lowest per-sqm rate, the 24sqm feature wall the highest. When you read your own quotes, find the per-sqm rate, then check it against the substrate, the height and the finish before you compare one against another.

Frequently asked questions

What does it cost to render a whole house in Sydney? Most whole-house jobs land between $6,000 and $14,000 in 2026 — single-storey bare brick at the low end, two-storey with premium finish or mixed substrates at the high end.

Why did the small feature wall cost over $100/sqm? Fixed setup, travel and minimum-day charges spread across just 24sqm. Small areas always carry the highest effective rate.

How much of a two-storey quote is scaffolding? Commonly $3,000-$4,000 of the total — it's the main reason a double-storey render costs far more than twice a single-storey one of the same footprint.

Should I get more than one quote? Always — three is ideal. Make sure each names the render system, coat count, prep included and whether painting is in or out, or you'll be comparing numbers that aren't measuring the same job.
