What Affects Patio Costs in Sunshine Coast
Steel, panel or clear roof
Clear polycarbonate is the cheapest sheet, typically $360 a square metre against $400 for Colorbond, and it lets light through. Insulated panels cost more, at $350–$750, but they stop heat building under bare steel when January maximums average 29.1 °C at the airport (BOM averages), in a region the NCC places in climate zone 2.
Roof shape and height
The roofline moves the price more than the sheet does. A flat skillion is the simple option, a flyover or high-set roof that lifts above the house gutter runs $300–$650, and a gable sits at the top of the range at $450–$950. A flyover lets breeze and light in under a raised roof, which helps on a humid afternoon, but it adds height that a certifier must check.
Sizing it up
A 30 m² Colorbond skillion works out at roughly $7,500 to $18,000 on the per-metre rate. At the big end, a large insulated flyover is $18,000–$38,000, yet per square metre it still comes in below the mid-sized gable or insulated job at typical prices, because set-up and certification are spread across more roof.
Sunshine Coast permits
Sunshine Coast Council requires a building permit for a roofed or unroofed patio, deck or pergola that exceeds 10 m² in area, a mean height of 2.1 m and a maximum of 2.4 m, or 5 m along any side, or that stands 1 m or more above the ground below. A patio used for entertaining must also meet the setbacks that apply to the house. A private building certifier can tell you which approvals your design needs.
Wind region and footings
The Sunshine Coast lies in wind region B1, a band whose buildings are engineered to withstand weakened tropical cyclones, and the state's emergency service warns the coast can be hit between November and May. Queensland guidance says each post footing must hold down its share of the roof against wind uplift, and that poorly built roofed patios can blow away. Ask for engineering that names the wind classification.
Slab and wet months
