Warehouse and Industrial Cleaning Cost in Sydney

Warehouse cleaning in Sydney runs $40 to $70 an hour, and unlike an office it is almost never quoted per square metre. A 4,000 square metre warehouse is mostly racking. The floor a cleaner actually covers is the aisles, the dock, the amenities and the site office, which on a typical Alexandria or Mascot facility is a fraction of the footprint. Quote it on total area and you get a number nobody would pay. Here is what drives the hours instead.
Why floor area is the wrong number
A lease says 4,000 square metres. The racking, stock and plant occupy most of it, and what a cleaner actually covers is the aisles between the runs, the dock apron, the amenities and the site office. On a densely racked facility that can be under a fifth of the leased area. Price the lease figure and you get a quote nobody would sign; price the cleanable surface and you get something a site manager recognises.
This is why warehouse work is quoted on hours rather than area, and why two facilities of identical size can differ threefold. What sets the hours is rack density, how much clear floor is left, and how many people use the amenities.

Machine or manual
The single biggest lever on a warehouse quote is how much of the floor a machine can reach.
Ride-on scrubber
Covers open concrete faster than any manual method, and above roughly 1,000 square metres of clear floor it is the only sensible approach. It needs clear runs and turning space, so a site racked to the walls with narrow aisles gets far less benefit than an open floor plate of the same area.
Walk-behind scrubber
The middle option. Fits aisles a ride-on cannot and covers ground a mop cannot. Most Sydney facilities under about 2,000 square metres of clear floor run walk-behind rather than ride-on, because the machine cost does not justify itself below that.
Manual
Amenities, the site office, racking bays, around plant and anywhere with a spill needing attention rather than a pass. Manual work is where the hours actually accumulate on most sites, which surprises operators who assumed the floor was the job.

Two things sit outside a standard contract. The practical move at quoting time is to walk the site with the contractor and agree what counts as cleanable surface before anyone talks about a rate. Two contractors who agree on that will quote within a few dollars of each other. Two who do not will hand you numbers that cannot be compared at all.
