Retail cleaning in Sydney runs on the same $40 to $70 an hour as general commercial work, but retail is the one sector where a tenant is often already paying for cleaning without realising it. If you trade in a shopping centre, common area cleaning is inside your outgoings and centre management controls the contractor. What you buy separately is the inside of your own tenancy, and that is a much smaller job than most traders assume when they get a quote.

Start by working out what is already covered. Three things that move a retail quote
None of them is the hourly rate. Two tenancies of identical size on the same street can price thirty per cent apart on these alone.
1. When you close
A strip shop shutting at five can be cleaned at six with a key and no supervision. A centre tenancy trading until nine, or until eleven on a Thursday, means after-hours attendance and a contractor already on site late. The work is the same size; the window is what costs.
2. Whether your contractor can get in
Most Sydney centres require contractor induction, current insurance sighted, and sometimes an approved contractor list you must choose from. A cheaper quote from someone who cannot get a dock pass is not cheaper, and finding out after signing wastes a month. Ask centre management for the requirements before you ask anyone for a price.
3. What is on the floor
Floor type matters more in retail than area does. Polished concrete and timber both look excellent and both take longer to keep presentable than the vinyl most fitouts use. If you are still designing the fitout, the floor you choose sets a recurring cost for the life of the lease, and nobody mentions it at the design stage.

Two things sit outside the regular contract in retail and are worth budgeting rather than discovering. Commercial carpet steam cleaning runs $3.20–$6.50 per m² where a tenancy is carpeted, and strip and seal on vinyl runs $8.60–$15 per m², which is the more common of the two in retail because vinyl is the standard fitout floor. Strip and seal is usually annual, and a tenancy that skips it for three years does not get a cheaper clean, it gets a floor that needs replacing at make-good.
