Asbestos removal quotes in Sydney swing on whether the material is bonded or friable, the quantity and access, and the testing, monitoring and disposal scope far more than on a simple per-job basis. Here are the main drivers.
Under or over 10 m²
NSW lets a homeowner, or a tradie working on the owner's behalf, remove bonded asbestos without a licence as long as the area is under 10 m². Above that size, or for friable material in any quantity, a licensed removalist has to do it. City of Sydney council recommends a licensed removalist whatever the amount. Small bonded jobs up to that size carry a minimum charge of $1,000–$2,500.
Class B for fibro, Class A for friable
Bonded asbestos is the fibro, asbestos cement and AC sheeting found in Sydney walls, roofs, eaves and fences, and a Class B removalist can take it off. Friable asbestos crumbles and needs a Class A licence: the crew seals off the work area from the home, runs air monitoring, and issues a clearance certificate when it is done. Pipe lagging is the usual home example, at $1,500–$5,500 for the job.

City of Sydney lists corrugated roofing, wall cladding, guttering and downpipes, meter boxes, vinyl and linoleum floors, old heaters, stoves and hot-water systems, and fibro fencing. You cannot tell asbestos by looking at it, so a sample settles the question. A visit to take one to three samples, lab fee included, costs $200–$450, and a full inspection or site survey $300–$800. With 35.9% of Sydney households renting (ABS 2021 Census), many people who find broken fibro are tenants; tell the landlord or managing agent in writing and leave the material alone.
Disposal and WasteLocate
Asbestos may only go to a landfill licensed to take it. The NSW EPA lists Sydney sites including Lucas Heights, Elizabeth Drive at Kemps Creek, Eastern Creek and Wetherill Park, and many want a booking at least 24 hours ahead. Any load over 10 m² or 100 kg must be logged in WasteLocate, the EPA's tracking system. Tip and licensed disposal fees come to $300–$500, with the NSW waste levy built into them.
Notices, neighbours and approvals
Before licensed work starts, the removalist must notify SafeWork NSW and put up warning signs. Under City of Sydney rules, a developer must tell adjoining and opposite neighbours in writing beforehand, giving the date and time, the removalist's name and a site contact. For exempt or complying development, the certifier needs a copy of the removal contract naming a landfill that can lawfully take the waste. Demolishing a fibro garage or shed runs $3,000–$8,000.
Sealing it where it is
Bonded sheeting that is intact and will not be drilled or cut can be sealed in place for $13–$15 a square metre, a fraction of the $40–$110 it costs to take a roof sheet off. Sealed asbestos is still there, though: it has to be managed, a buyer's inspector will still find it, and it must come out before a renovation or knockdown. Ask whether a weathered roof is sound enough to seal at all.
