Hourly window cleaning in Sydney is $40–$80. On a set price with the glass done on both sides, a home of up to ten windows is $100–$240, a mid-sized home of ten to twenty is $150–$450 and a bigger one $220–$650. Close to a third of Sydney dwellings are flats or apartments, so for many households the job is a unit's windows and balcony doors rather than a whole house. Either way, the price follows how much glass there is and how the cleaner can reach it: from inside, off a balcony, from the ground or on a rope.

What Affects Window Cleaning Costs in Sydney
Units and strata buildings
Flats and apartments make up 30.7% of Greater Sydney's dwellings, more than double the 14.2% share nationally (ABS 2021 Census). In a unit, a cleaner can do every inside face and the balcony glass, but fixed panes on an upper floor need a rope crew at $80–$200 per technician-hour. Ask the strata manager whether the building already books its external glass before you pay for it twice.
Salt air near the water
Houses close to the harbour or the ocean beaches collect a film of salt on their seaward windows, which dulls the view and can mark aluminium frames if it sits for months. Those panes need attention more often than glass on the sheltered side, and an outside-only round at $6–$18 a window is a cheaper way to keep on top of salt than a full clean each time.
Sydney's wettest months
At Observatory Hill, June averages 133.1 mm of rain and March 131.6 mm, the two wettest months, out of 1211.1 mm a year (BOM averages). A shower soon after a clean leaves spots as it dries, so outside work in a wet run is often rebooked. September is the driest month, at 68.1 mm, which makes early spring a good time for the big clean of the year.
Hoses, poles and run-off
Under Sydney Water's Water Wise Guidelines you may use drinking water at any time to wash the outside of a building, windows included. The hose needs a trigger nozzle unless it is supplying high-pressure cleaning equipment. Overspray or run-off onto paths is not permitted, so a cleaner rinsing with a water-fed pole should keep the water off the paving and the footpath.
Small homes and short jobs
A quarter of Sydney dwellings have two bedrooms (25.7%, against 19.1% nationally, ABS 2021 Census). A two-bedroom unit or a small terrace may only take an hour or two, so set a typical hourly rate of $55 beside the fixed small-home price of $100–$240, and ask whether there is a minimum charge.
Terraces and upper floors
The Census counts terraces and townhouses as semi-detached, and they make up 12.8% of Sydney's housing (ABS 2021 Census). Their upstairs windows often sit over a narrow side path or a small rear courtyard where a tall ladder is hard to stand, and glass like that is priced at $300–$650. SafeWork NSW regulates work at height, so ask how the cleaner will reach the top floor safely.
Leaving a rental
With 35.9% of Sydney homes rented (ABS 2021 Census), plenty of window cleans are booked for a move-out. NSW tenants must leave a property in as close a condition as possible to the start of the tenancy, apart from fair wear and tear. Grimy glass and dusty tracks are easy to spot at the final inspection; track cleaning adds $3–$15 a window.
How to Save Money on Window Cleaning Cost in Sydney
- For a unit, ask for a price on the inside faces and the balcony glass only, since that is usually all that can be reached without a rope crew.
- Near the beach or the harbour, book outside-only visits between full cleans so salt never has time to build up on the glass.
- Plan the big clean for September, the driest month at Observatory Hill on average, rather than the wet stretch from March to June.
- If a water-fed pole is used, ask the cleaner to keep the run-off off the paving, as Sydney Water's rules require.
- Ask for a price list by window type, so sliding doors, fixed panes and louvres are counted the same way on every quote.
- Before taking the cheapest Sydney quote, check whether it covers tracks, screens and sills or only the glass.
