How much does fire safety compliance cost in Australia per year?
A small office runs about $600–$2,500 a year all-in; strata and apartment blocks $1,500–$5,000; warehouses and industrial sites $2,500–$8,000; high-rise and complex buildings $10,000–$40,000+.
What does an annual fire safety statement cost?
$375–$600+GST for a small commercial building, $495–$900 for a warehouse, and $725–$2,500 for a multi-storey or strata building. The statement name varies by state: NSW has the annual fire safety statement (AFSS), Victoria the annual essential safety measures report (AESMR), Queensland the yearly occupier statement, while the ACT, the Northern Territory and Tasmania require maintenance records rather than an annual statement.
How often do fire extinguishers and exit lights need testing?
Fire extinguishers are serviced 6-monthly under AS 1851 ($8–$30 per unit). Exit and emergency lights follow the 6-monthly and yearly procedures in AS/NZS 2293.2 ($8–$20 per fitting).
What does fire hydrant and sprinkler servicing cost?
An annual fire hydrant flow test is $400–$1,200 per system; the 5-yearly hydrostatic/booster test is $1,500–$5,000; annual sprinkler servicing is $800–$3,000 per system.
Why did my fire compliance bill go up?
Almost always defect rectification — faults found in servicing have to be repaired, and in NSW a measure must be confirmed to meet its required standard of performance before the annual statement can be issued. More measures and more floors also add cost.
Who can sign the annual fire safety statement?
It varies by state — in NSW an FPAS-accredited practitioner must assess the measures and sign the statement form, while the owner signs the declaration. Victoria's AESMR is signed by the owner and Queensland's occupier statement by the occupier, with the maintenance done by suitably qualified or competent people. The ACT, NT and Tasmania have no annual statement. Always confirm your contractor is accredited to certify in your state.
